Kelly Services is assisting our customer with recruiting for a Direct Hire Project Manager position in the Chattanooga, TN area! This is a full time opportunity with about 30% travel required to construction sites.

Position Summary:

The Project Manager position plans, leads, and coordinates all activities associated with the overall execution of a construction project in order to minimize risk and maximize return. Project Managers participate in the conceptual development of a construction project with the Preconstruction department and oversees the organization, scheduling and implementation of the project in order to achieve the common goals of the project team.

Job Responsibilities:

  1. Relationship Building:
  • Builds lasting relationships with all team members by acting with the highest level of ethics and integrity.

  • Develops trust and confidence through support, open and frequent communication, understands owner expectations, consistently meets commitments and expectations, provides follow-up, and seeks formal and informal feedback.

  1. Risk Management:
  • Collaboratively creates and manages the milestone schedule for the Client.

  • Leads the project team to solve problems through creative thinking and collaboration.

  • Sets the project up to be seamless and profitable for the client, consultants, and company.

  • Identifies, qualifies, and eliminates/minimizes exposures to the Client/project team.

  • Ensures accurate and timely documentation.

  1. Project Leadership & Coordination:
  • Takes Client-s vision and turns it into reality by beginning with the end in mind.

  • Participates in the development of project -Start Right- action items and responsibilities.

  • Provides leadership and organization to the project team-s effort moving the project towards successful completion.

  • Provides project coordination through communication with the project team and integration of the budget.

  • Finds ways to add value to the project and documenting information for future use.

  • Coaches and mentors other C2C team members.

  • Networking with architects, engineers, owners, developers and sub-contractors in the community and assist in business development to secure new work.

  1. Collaboration with Superintendent:
  • Works collaboratively and effectively with the superintendent throughout the project.

  • Provides support and acts as a resource for the superintendent to ensure that all needs are addressed.

  1. Schedule:
  • Develops and communicates the scheduling plan with all parties involved to ensure execution as designed.

  • Maintains regular coordination and communication between all team members.

  1. Submittals and Material Delivery Log:
  • Ensures that the correct materials are identified, reviewed, and approved on time.

  • Manages the submittal process and maintains accurate and updated material delivery logs to ensure all necessary materials are delivered on time.

  1. Preconstruction Meetings:
  • Plans and coordinates all preconstruction meetings (general, city, and mini- construction meetings) to discuss inspections, communicate requirements and manage expectations.

  • Conducts organized and productive meetings through use of detailed meeting agendas and minutes.

  1. Pay Process:
  • Ensures positive cash flow and timely payment by all parties.

  • Defines, reviews, and manages the owner pay application process throughout the project.

  • Works with subcontractors to ensure the accuracy and timeliness of all subcontractor pay applications, submittals, approvals, and payments.

  1. Change Process:
  • Responsible for the change request process to ensure that they are accurate and submitted in a timely manner.

  • Ensures that the change requests are approved by the owner and incorporated into owner change orders as well as subcontractor change orders.

  1. Monthly Project Review Process:
  • Reviews and reports all aspects of the construction project and is held accountable for scheduling, pre-construction meetings, subcontract execution, submittals, material delivery, RFI-s, change orders, cash flow, and start-up/ close-out items.
  1. General
  • Acts as an advocate for Company by promoting all company policies and procedures and promoting a positive attitude towards the goals of each project

  • Works with the Preconstruction department during the pre-bid and buyout stage of each project to ensure that the needs of the field staff are being addressed

  • Establishes and maintains good safety and quality control practices throughout the entire project

  • Constantly solves problems and resolves issues through face to face and personal communication

  • Travel required, 30%

Job Requirements:

  • Bachelor-s Degree in Construction Management, Civil Engineering, or related area

  • Minimum 5 years construction experience

  • OSHA 10 Hour Minimum

  • SWPPP Training

  • Knowledge of technical aspects, administration, and management of all phases of project management

  • Knowledge of public and construction safety and security issues and regulations

  • Excellent mathematical skills, including application, and use in problem solving

  • Must be able to read, understand, and apply blue prints and job specifications

  • Computer skills using Viewpoint, SharePoint, MS Project, and MS Office
